Fort William is a small town with a property market that behaves nothing like the central belt. Stock is limited, a good proportion of it is older stone or ex-local authority, and when something desirable comes up it moves quickly. Meanwhile the number of lenders with a branch anywhere nearby has shrunk to almost none, which is precisely why most people here end up dealing with a broker rather than walking into a bank.
That suits us. We have arranged mortgages for Lochaber clients for years, much of it through referrals from people we have already looked after, and we do it by phone and video so you are not driving to Glasgow for a meeting.
What tends to come up in Lochaber
Seasonal and self-employed income
A large share of the local economy is tourism, hospitality and outdoor activity. Income that peaks in summer and thins in winter is completely normal here, but it reads as "irregular" to a computer. Lenders differ enormously in how they treat it — some average two years, some take the lower year, some will work from your most recent trading figures.
Properties lenders find awkward
Traditional stone construction, older cottages, properties with septic tanks or private water supplies, and homes with croft land attached all narrow the lender pool. None of these stop a purchase; they just mean starting with the lenders who are comfortable rather than discovering the problem after a valuation.
Second homes and holiday lets
Lochaber has a significant short-let market. If you are buying an additional property, the Additional Dwelling Supplement applies and the lending is different again — holiday let mortgages are their own product category, not a normal buy to let.
Remote is the norm, not a compromise
Almost all of our Highland work is done by phone, video and email, with documents uploaded securely. Nobody has to take a day off to sit in an office.

Every Lochaber case we handle is run by phone, video and secure upload, and it is worth being blunt about why: there is barely any branch lending left within an hour of Fort William, so remote is not a compromise here, it is the only sensible way to get whole of market advice. You deal with the same adviser from the first call to the mortgage offer.
How a Lochaber purchase actually runs
- 01
A conversation about the income first
Seasonal and self-employed earnings are the norm here, so we start with how your income is actually made up rather than with rates. That determines which lenders are worth approaching.
- 02
Then a conversation about the property
Construction, water supply, drainage and any croft land all narrow the field. Establishing this before you offer is what stops a purchase falling over at valuation.
- 03
Agreement in principle
Stock is tight in Fort William and desirable properties move fast. An AIP in hand is what makes your offer worth taking seriously.
- 04
Application, and a realistic view on the valuation
Fewer surveyors cover Lochaber, so valuations occasionally take longer than they would in the central belt. We build that into the timeline rather than being caught out by it.
- 05
Through missives to settlement
We coordinate with your solicitor to conclusion and make sure buildings cover starts on the right date.
