Hamilton is the biggest town in South Lanarkshire and its property market reflects that: a busy town centre with a lot of flats, older terraced and semi-detached streets around Burnbank and Whitehill, larger family housing at Silvertonhill and Meikle Earnock, and a noticeable price step up as soon as you cross into Bothwell. Two stations and the M74 put Glasgow within easy reach, which keeps demand steady across all of it.
That range is the interesting part from a lending point of view. A one-bedroom flat above a shop on Quarry Street and a detached house off Carlisle Road are not the same proposition to a lender, even at the same loan-to-value.

Ex-local-authority flats
A large share of Hamilton's flatted stock is former council property. Most lenders are perfectly comfortable with it, but a minority apply restrictions — deck access, blocks above a certain height, or a limit on how many flats in the block are still council-owned. It is worth knowing which lenders those are before you make an offer rather than after a valuation.
Flats above commercial premises
The town centre has plenty of flats sitting above shops, cafés and takeaways. Lenders vary from relaxed to an outright decline depending on what the business below is, and a hot food outlet is treated very differently to an office.
The Bothwell and Uddingston premium
Values rise sharply on that side of the town, which pushes some buyers into higher LBTT bands and into larger loan sizes where affordability is assessed more carefully. Planning for the tax and the deposit together avoids an uncomfortable surprise at offer stage.
Letting to students and staff
With a university campus at Hamilton International Technology Park and the hospital nearby, there is consistent rental demand. Buy to let here is usually straightforward, but the rental stress test still decides how much you can borrow.
