Glasgow has more mortgage brokers than almost anywhere in Scotland, so the honest question is what makes one worth using. For us it is the awkward cases: the tenement flat with a factoring dispute, the applicant whose income is three different things at once, the buyer who has already been declined once and does not want to be declined again.
The city's housing stock is genuinely varied and that variety is where deals come unstuck. A flat that looks like every other flat on the street can sit outside a lender's criteria for reasons that have nothing to do with you.
What tends to come up in Glasgow
Tenement flats and shared repairs
Most lenders are perfectly comfortable with tenements, but outstanding common repairs, a contentious factoring arrangement or a missing buildings insurance schedule can hold up an otherwise straightforward case. Worth flagging early rather than at valuation.
Ex-local authority flats
Some lenders restrict lending on ex-council flats, particularly in blocks above a certain height or with deck access. It rarely prevents a purchase, but it does determine which lenders are worth approaching.
Flats above commercial premises
Common across the city and treated very differently by different lenders. What is below the flat matters — an office is viewed quite differently to a takeaway or a bar.
Buy to let and student areas
Glasgow has a large private rented sector, and rental stress tests are what actually determine your borrowing rather than your salary. Landlord registration is mandatory, and HMO letting is a separate licensing regime again.

How a Glasgow purchase actually runs
- 01
Understanding the building, not just the flat
In a tenement you are buying a share of the roof, close and structure. Outstanding common repairs and statutory notices pass to you, so they get checked early.
- 02
Affordability including the factoring bill
Factoring and service charges are committed outgoings and lenders deduct them. In much of Glasgow that materially changes what you can borrow.
- 03
Agreement in principle
Glasgow moves quickly and popular flats go to a closing date. An AIP is what makes an offer credible.
- 04
Application and valuation
We match the property type to a lender comfortable with it — flats above commercial premises and ex-local-authority blocks are where applications most often stall.
- 05
Missives to settlement
We work with your solicitor through conclusion and make sure buildings cover, or the block policy, is confirmed.
