Self-employed mortgage myths — busted.

"Banks won't lend to self-employed people."
Reality: Most mainstream lenders will consider self-employed applicants. What differs is how they assess the income — some work from an average of two years, some from the most recent year, some from salary plus dividends and others from retained profit. The right lender for a contractor in Hamilton differs from a sole trader in Lanark.
"I need 3 years of accounts."
Reality: Many lenders require 2 years. Some accept 1 year. If you've recently gone self-employed in the same industry you previously worked in as an employee, we can often find a lender who'll work with this.
"My accountant minimised my profits so I won't borrow much."
Reality: Some lenders add back certain allowable expenses or consider retained profit within a limited company. We know which lenders take this approach and how to present your accounts to maximise your borrowing.
"I should just go to my bank."
